Rental Policies in PDF format
WAIVER OF LIABILITY: All members of my party understand and agree to the below mentioned rental policies and will hold All Seasons Lodge LLC , Owners of the property and /or their agents harmless and not responsible for any loss, injury, expense, damage or claims resulting during their stay at the contracted property.
DEPOSITS: 50% deposit due immediately upon making a reservation. If you are using a credit card, your card will be charged within 24 hrs. A confirmation will be emailed to you. Your final 50% balance is due 14 days prior to arrival.
MIN STAY: 2-3 nights depending on season.
DIRECTIONS: Directions and map is located on our website.
SECURITY DEPOSIT: You will have to fill out and sign our Security Deposit form, this is to be returned with your registration form. Both forms are to be returned within 24hrs of verbal reservations.
30 days prior to arrival (emailed) - Full Refund.
14 days prior to arrival (emailed) – 50% Refund will be given.
7 Days prior to arrival, NO REFUND unless the property can be booked for the same dates.
RESERVATION CHANGES: Dates may be changed depending on availability. Changing dates may change pricing.
LATE RESERVATION PAYMENTS: Could result in cancellation.
DELAYED ARRIVALS: We are not responsible for any unused nights, this includes but not limited to travel delays, weather, medical or other delays.
EVENT RENTALS: 6ft banquet tables with "to the floor" white linen tablecloths & folding chairs for up to 80 people are available at additional cost if required. Please contact us for pricing.
WEDDINGS/EVENTS: The Lodge and grounds can be utilized for Weddings and Events in conjunction with the minimum required rental of 2 nights, (up to 80 attendees) A minimal usage fee may be applicable to cover extra expenses incurred for large events. Please contact us for details.
ONE DAY EVENT: Depending on availability, the Lodge can be rented for a single day event, (no accommodation), Contact us direct for pricing and details.
SMOKING: Smoking is prohibited unless in designated smoking areas. Up to $500 charge against your security deposit for violation.
PETS: Guests must clean up after their pets, inside and outside. Permission must be requested at time of reservation.
CHECK IN TIME: 2PM
CHECK OUT TIME: 11AM
LIABILITES: We are not responsible for injuries, illness or personal property loss or theft sustained while staying at or in All Seasons Lodge LLC.
TERMS OF EVICTION: By Owner, caretaker, property manager, agents or house keeping, including but not limited to, exceeding stated number of guests on registration, damage to property, smoking, pets without permission or disturbing the peace.
